As soon as a potential real estate asset is identified, the sophisticated acquisition team at Walter & Samuels, Inc. mobilizes into action. Drawing upon our extensive management and leasing talent pool, we conduct a thorough neighborhood market analysis to quantify current demand for space. This data is used to generate market leasing assumptions and tenant-improvement cost estimates. Next we look at the existing rent rolls and assess the strengths and weaknesses of the current tenants. Possible capital improvements are considered as to how they would impact the marketability of the asset. Operating expenses are analyzed on a per square foot basis and compared with similar buildings both in and out of our portfolio to identify anomalies and possible savings. Using sophisticated computerized projection programs, data is assimilated and future cash flows are projected under a variety of assumed market conditions. Financing structures are formulated to optimize the returns for our investors, and minimize risk. Finally, graph models clearly show net present values and internal rates of return for each financing structure.

Walter & Samuels, Inc. employs creative financing arrangements and tax structures which enable our partners to capitalize on our investment opportunities. To facilitate an acquisition, Mr. Berley will form limited partnerships, or enter into joint ventures with individual investors or financial institutions.
