and market conditions, has enabled Walter & Samuels, Inc. to maintain

buildings throughout New York City.
The agents within our leasing department are consummate professionals
who will do whatever is required to fill vacancies—including co-brokering
when beneficial to our clients. Every building in our portfolio is the
responsibility of a senior agent, the majority having over fifteen years
of experience with our firm. In most cases, a junior agent will also be
assigned to a property to provide double coverage, ensuring your vacancies
are filled.
In order to maintain optimal occupancy rates, our agents evaluate the
specific attributes and characteristics of a property, as well as its
relative strength within the neighboring and overall market. Prospective
tenants are targeted based upon these criteria. Our agents work closely
with our analysts, creating sophisticated computer models and strategies,
and spending many hours in the field making observations and comparisons.
We are extremely sensitive to the requirements of a building's ownership,
including the type of tenancy sought for both the short and long-term,
particularly if a repositioning or refinancing of the property is being
considered. In addition, all the agents at Walter & Samuels, Inc. function
in a team environment and maintain an open link of communication. If a
building's current availabilities are not suitable for a prospective tenant's
needs, that tenant, or his broker, will be referred to another Walter
& Samuels agent who may be handling a property with an appropriate space.
The responsibilities of our leasing professionals do not end when a property's vacancies are filled. Our high occupancy and tenant retention rates come from agents addressing the specific needs of a building's tenancy. Our agents function as asset managers working closely with tenants to accommodate their space needs and closely monitor and assist in all potential subleases, assignments and lease terminations. All agents also interact daily with our accounting and management personnel to address any payment problems which may arise within a property. These include assistance in the collection of tenant arrears, involvement in the tenant construction process, including input into the maintenance and enhancement of a building's physical infrastructure and technological sophistication.
On a final note we would like to reemphasize that we are leasing and property
managers, not third party brokers. We will work to the benefit of your
property, not compete against it. It is for this reason that we refer
to our leasing professionals as agents, not Brokers, because their sole
responsibility is to fill your vacancies, not seek alternate ones and
to always maintain a strict focus on your property.
