Our management portfolio includes more than three
million square feet of commercial space. Each of our properties is assigned
an individual property manager who directly oversees the building's
maintenance, renovation and staffing, and rental collections.
Working closely with owners and investors, our management professionals
will turn your buildings around. Whether the task calls for strategic
cosmetic improvements or a major rehabilitation, lobby renovations or
total space reconfiguration, our management professionals are experts
at getting the job done. We have long-standing relationships with architects,
engineers, contractors and zoning experts that enable us to achieve
quick results at substantial savings for our clients.
CUTTING COSTS
Maintaining superior service, while reducing operating
and capital expenses for our clients, is Walter & Samuels' number-one
priority. Following a complete cellar-to-roof walk-through inspection
of your building—performed twice annually—we will devise
a comprehensive plan demonstrating the savings our services will render:
STAFF WORK SCHEDULES
We carefully monitor staff expenses. To minimize overtime and schedule overlap, our agents frequently review staff schedules with building managers and personnel. When a regular staff member is absent, we use qualified substitute workers, most of whom we have employed for several years. If overtime is absolutely necessary, the building agent must approve it on an individual basis. We are always up to date on union rules and regulations and in the past have utilized this information for the betterment of the property, resulting in significantly improved payment schedules.
PURCHASING
Buying construction and building materials on behalf of the firm's large real estate portfolio provides cost-effective purchasing power to ensure the best possible prices for our clients. Whether we are shopping for new windows or masonry services, experience has taught us that the best prices are achieved by a strict competitive bidding procedure and thorough review with ownership.
INSURANCE
Because we manage commercial as well as residential properties, we are part of a risk purchasing group, through which we buy insurance for more than fifty properties at a time. As a result, all of our clients receive extensive coverage at extremely low rates.
CONSTRUCTION
Walter & Samuels, Inc. has extensive in-house expertise in all facets
of construction, design and renovation for commercial, retail and
residential properties. All major improvements are reviewed by our
on-staff committee of experts and discussed in plain language with
you. In fact, our personnel are not only expert in technical matters,
but also in communicating—so even the least experienced owner/investor
will understand all salient issues.
• Energy efficiency. To make your building more energy efficient,
we begin every asset management assignment with a comprehensive
energy audit, and participate regularly in Consolidated Edison's
rebate program. We recommend changes to building owners that will
not alter the quality of life for tenants. For instance, we might
propose switching from incandescent to fluorescent lighting to reduce
energy usage, or replacing old windows to provide better insulation.
We can also conduct a study of your building's energy usage to determine
which would be more efficient—oil, gas or a dual-fuel system.
Of course, we would also consider the length of time it could take
to recoup the cost of a conversion from one fuel system to another.
Over the past several years, we have initiated a number of programs
that have enabled owners to substantially benefit from fuel cost
savings.
PREVENTIVE MAINTENANCE
When you have been in the management business as long as us, you
learn to appreciate the important relationship of preventive maintenance
to the overall operation and appearance of a building. Our agents
perform semi-annual full building inspections, checking areas such
as emergency stairwells, storage rooms, roof drains, exterior masonry
and courtyards, as well as common areas for signs of wear-and-tear
and weather damage. These intensive audits are the best way to avoid
expensive emergency repairs, replacements and building violations.
We also implement routine preventive-maintenance schedules, including
the cleaning of oil tanks, building canopies, and cooling tower
equipment.
During the course of the year, we will also compare monthly projections with actual expenditures, allowing for seasonal and annual variations.
SAFE AND SECURE BUILDINGS
We demand tight security, advising building owners on developing strict guidelines for access, deliveries and staff supervision. We examine a building's history for potential security flaws and recurring problems that may have affected the tenant's quality of life and resulted in unnecessary expenses to ownership.

Walter & Samuels, Inc. works closely with its specialized tax counsel to ensure that all capital renovation projects are structured in a manner that allows your building to receive the maximum tax benefit. We have the expertise to present a profile of your building in the most favorable light to ensure that it is taxed at the lowest possible rate.
LOOKING AHEAD
When it comes to the implementation of new technology, compliance with government-mandated requirements, or routine equipment replacement, we are always steps ahead of the game. Our agents prepare five-year maintenance schedules, spreading modifications (and amortizing costs) over time based on levels of importance. We require owner-approval on schedule prior to work commencement. By recently implementing new I.T. technology for many of our property owners, we have not only enhanced tenant services, but also generated increased revenues.
