Walter & Samuels, Inc. has vast and diverse experience managing residential properties. In addition to managing traditional apartment buildings large and small, we have managed government-funded affordable senior housing complexes. The senior housing we have managed includes: Hamilton House (141 W. 73rd Street, New York, NY), Hargrave Apartments (111 W. 71st Street, NY, NY), The Marseilles (230 West 103rd St, New York, NY), and Red Oak (135 W. 106th Street, NY, NY).  Yearly income certifications, detailed monthly reporting, and the ability to interact with the elderly are just a few of the qualifications our professionals are able to provide. We also managed a nursing home facility, 900 Grand Concourse, Bronx, NY.

In addition to converting more than thirty properties for ownership groups associated with W&S, our firm has handled complex third-party conversations. An example is the Europa Condominium (22 West 66th Street, New York, NY). A new construction building that was never completed by the original property owner, it was purchased in the mid-1990s by Italian investors who brought in W&S.  Using our knowledge of the market, we reconfigured the project, completed construction, and formulated an Offering Plan. The successful conversion sold out. Other third-party conversions W&S completed include: Parkway Village, a 655 garden apartment complex in Kew Gardens, NY; The Hopkins Condominium, 100 residential units on the Upper East Side in New York, NY; The Southview, 108 apartments, professional spaces and an underground garage in Jackson Heights, New York; and 175-9 West 4th Street, residential and commercial units in the West Village in New York, NY.

Our firm’s services have been engaged by some of the industry’s largest institutions. General Electric Capital Corporation (GECC) brought us in to manage 200 unsold units they owned. Helmsley Spear called on us to manage two of its residential locations. And Vornado hired W&S as a residential consultant. When respected owners have looked for residential expertise, numerous times they have turned to us.

Property undergoing foreclosure is another area we know well. over the years we have managed such properties for GECC, Canseco, and iStar.

Sometimes our diversity comes into play in a single property: we currently manage a mixed use property on the Upper West Side consisting of upscale retail, SROs, and regulated tenants all under one roof.
